Space Shapers Developments has introduced the Rawaj Business Complex in 6th of October City, located west of Cairo. This mixed-use venture is situated along the Central Axis and encompasses commercial, administrative, and medical spaces, complemented by a rooftop area designed for dining, entertainment, and various services.
Project Overview and Background
Hesham Kamal, the CEO and Board Member of Space Shapers Developments, highlighted that Rawaj marks the company’s inaugural real estate project, leveraging the expertise of its parent organization, Al Agouz Group, which has been operational since 2005. The design of Rawaj integrates multiple functions, creating a synergistic environment where commercial, administrative, and medical activities coexist seamlessly.
The project occupies a land area of 4,062 square meters, with an impressive total built-up area exceeding 10,294 square meters. Rawaj consists of 184 units divided into 72 commercial, 56 administrative, and 56 medical establishments. Notably, the ground and first floors are designated for commercial operations, while the medical and administrative sections are thoughtfully separated from the second floor, complete with dedicated entrances and elevators.
A Focus on Amenities and Design
The complex also features a rooftop area named Café & Lounge Sky, which offers both indoor and outdoor spaces, forming a vibrant social hub. Additionally, the central area, referred to as The Heart, encompasses landscaped zones and circulation spaces, fostering an inviting atmosphere for visitors.
Kamal selected 6th of October City due to its burgeoning commercial, service, and medical sectors. The strategic location ensures proximity to various educational institutions and healthcare facilities, along with critical road links like the 26th of July Corridor and the Dahshour Link, making accessibility a priority for both businesses and customers.
Collaborations and Services
Space Shapers is collaborating with various firms to enhance the development and management of Rawaj. Regus will handle the operation of one of the building’s floors, while Vodafone Business will furnish technology and connectivity for tenants, ensuring they have robust support for their operations. Furthermore, Vezeeta is on board to manage healthcare and wellness centers, adding to the complex’s comprehensive offerings.
In addition to commercial consultancy provided by Land Squared, which includes tenant-mix planning, Form Fusion serves as the engineering and architectural consultant, ensuring that design quality meets the highest standards. Space Shapers is also teaming with AXA Egypt for insurance solutions aimed at providing customers with essential protection, including payment coverage for hospitalizations related to accidents or illnesses, as well as personal accident insurance for accidental death and disability.
Parking and Unit Specifications
The Rawaj Business Complex comprises two underground parking levels with the capacity for up to 151 vehicles, alongside additional parking options and facilities specifically catering to individuals with disabilities. Commercial units vary in size from approximately 18 square meters to over 117 square meters, featuring outdoor terraces of up to 75 square meters, making them ideal for a range of retail operations. The administrative and medical units also offer flexibility, with sizes ranging from about 43 square meters to 138 square meters.
Construction of Rawaj is moving forward according to the approved timeline, with payment plans spanning several years to accommodate prospective tenants. The project’s holistic approach aims not just at creating a space for business but at fostering a thriving community hub in one of Cairo’s most promising districts.
